Crawl space structural repair pricing in NC

We charge $1,500 – $4,000 per repair point for foundation repair in North Carolina, and our average customer pays between $6,354 and $15,447 depending on the type of repair. That’s a wide range, so we’ve broken down the problems we see into minor cracks, sunken foundations, and bowed walls below.

Foundation repair stabilizes the footings and walls that carry your home. When you see stair-step cracks, doors that stick, or a wall leaning toward the house, the foundation usually needs help. We use helical piers, underpinning, and Heli-Ties to fix those problems, and we always look for the most affordable solution that does the job right.

Foundation repair pricing at a glance

We price foundation repair by the repair point, because every home sits on different soil and every crack tells a different story. Here is what each type costs:

  • Minor Foundation Repair (cracks): $1,500 – $2,000 per crack. Our average job costs $6,354.
  • Major Foundation Repair (sunken foundation): $2,500 – $3,000 per pier. Our average job costs $15,447.
  • Bowed Wall Repair: $3,000 – $4,000 per anchor. Our average job costs $8,545.

What’s included in each repair?

Minor Foundation Repair. Best for cracks and small areas of settlement. We support the ground beneath the crack and stitch the wall back together. This usually includes Heli-Ties, underpinning, and tuck pointing.

  • Heli-Ties are stainless steel bars. We set them across a crack and bond them into the masonry with grout, which locks both sides of the wall together and stops the crack from growing.
  • Underpinning extends your footing down to firmer soil. We dig beneath the weak section and place new support so the foundation stops sinking.
  • Tuck pointing replaces failing mortar so the repaired wall looks clean and stays sealed.

Major Foundation Repair. Best for a foundation that has sunk or settled unevenly. We drive helical piers through weak soil until they reach stable ground, then lift and support your home on them. Think of a helical pier as a giant steel screw: it turns into the soil, carries the load of your house, and keeps the foundation from moving again. This level often lifts the home back toward level.

Bowed Wall Repair. Best for a wall pushed inward toward your home. We install wall anchors and carbon fiber straps to hold the wall in place, and we can often stop the movement before it gets worse.

What drives the price up?

  • Number of cracks, piers, or anchors your home needs
  • Soil condition and how deep we must drive piers to reach stable ground
  • Length of the foundation we need to support (we price by horizontal length)
  • Accessibility (tight crawl spaces and cramped yards increase work time)
  • Severity of the settlement or wall movement
  • Water problems that we must fix first so the repair lasts

What does an average cost home look like?

We see foundation problems every day, so your home may not be as bad as you think. When we inspect a home with foundation trouble, we usually find:

  • A 1,700 sq. ft. home with a crawl space about 3 ft. tall
  • Stair-step or horizontal cracks in the block or brick
  • Doors and windows that stick or no longer close squarely
  • A section of foundation that has settled or sunk
  • A wall that leans or bows inward
  • Soil that stays wet near the footing

Who doesn’t need a major foundation repair?

Major repair with helical piers is reserved for foundations that have actually sunk. Plenty of homes need far less. We often solve these with a minor repair instead:

  • Thin hairline cracks that have not grown or shifted (Cracks smaller than 1/4 inch)
  • Shrinkage cracks in new concrete
  • A single crack with no settlement on either side
  • Surface staining or efflorescence on a wall that is still straight and solid

If water caused the damage, we also recommend fixing the source so the repair lasts.
