Crawl space mold remediation pricing in NC
We charge $2.35 to $2.60 per sq. ft. for crawl space mold remediation in North Carolina. For an average crawl space, that comes out to about $3,995 This price includes the cost of removing old insulation and any vapor barrier. If your crawl space has no insulation or vapor barrier that needs to come out first, remediation is less.
Mold remediation removes the mold that’s growing on your joists and subfloor. It doesn’t fix the reason the mold grew there. If the moisture stays, the mold comes back. That’s why we recommend pairing remediation with encapsulation any time the mold is spread throughout the crawl space. Encapsulation is the only way we can guarantee your crawl space will stay dry and clean.

Why old insulation and vapor barrier have to come out
Mold remediation isn’t just spraying and wiping. Before we can treat the wood, we have to get to it, and that means removing what’s in the way.
Insulation. Fiberglass insulation between the floor joists traps moisture against the subfloor and holds mold spores. Once it’s wet or moldy, it can’t be cleaned or reused. It has to be removed and disposed of, or it will keep feeding mold against the wood we just treated. Insulation that’s fallen or sagging also blocks access to the joists and subfloor.
Old vapor barrier. Old plastic on the ground is often torn, patchy, or covered in dirt and mold, and moisture can pool on top of it. It can’t be cleaned well and doesn’t stop moisture the way a properly sealed new barrier does. We remove it so we can treat the area and, if you move forward with encapsulation, install a new sealed vapor barrier.
Removal adds to the cost of remediation, but skipping it means treating mold with the source material still sitting on top of it.
Spot mold vs. crawl space-wide mold
Not all crawl space mold is the same, and the difference decides what you need.
Spot mold
Spot mold is mold in one location, like a patch on a few joists or a section of subfloor. It almost always has a single, specific cause, such as:
- A plumbing leak from a supply or drain line
- A leaking HVAC condensate line
- A dryer vent or duct dumping moisture into the crawl space
- A leak in one spot from a damaged exterior wall or a gutter downspout
When the cause is a single leak, the fix is simple: repair the leak, then treat the affected area. You don’t need a full encapsulation, and removal is usually limited to the insulation in the affected spot. Spot treatment costs far less than a full job, and we won’t sell you more than you need. At Walsh, we work to find the most affordable solution necessary.
Crawl space-wide mold
Mold spread across the joists and subfloor throughout the crawl space is a different problem. There’s no single leak to fix. The whole space is holding too much moisture, usually from:
- Moisture rising out of the ground
- Humid outdoor air coming in through foundation vents (a big issue in North Carolina summers)
- Wood moisture readings over 19%
- Humidity over 60%
- Standing water or poor drainage
Those conditions grow mold all over the crawl space. Remediation cleans it up, but the same conditions are still there, so it will grow back.
Why mold remediation alone isn’t enough
Think of it this way: if you mop up a flooded room but never fix the leak, you’ll be mopping again next week. Remediation removes the mold. It doesn’t change what’s feeding it.
When mold is throughout your crawl space, we always recommend a full encapsulation. Encapsulation seals the vents, puts a new vapor barrier on the ground to stop moisture rising from the soil, adds wall blankets to insulate the foundation walls, and adds a dehumidifier to keep humidity under control. A full encapsulation also includes mold remediation, so you aren’t paying for it twice. It’s the only approach we can guarantee will keep your crawl space dry and clean.
You can choose remediation alone, and for some homes it’s the right call. But if the mold is crawl space-wide, expect it to return if the moisture isn’t addressed.
What drives the price up?
- Square footage
- Extent and severity of the mold
- Amount of insulation and old vapor barrier to remove
- Accessibility (very short and tight crawl spaces increase work time)
- Damage to joists or subfloor
- Standing water
What does an average cost home look like?
We’re used to dealing with messy crawl spaces, so yours may not be as bad as you think. When we go into a problem crawl space, we usually see:
- 1,700 sq. ft.
- Crawl space height of 3 ft.
- Mold scattered throughout the joists and subfloor
- Insulation falling or fallen in a couple of spots
- Water pooling in a couple of spots
Who needs remediation only?
Mold remediation on its own can make sense when:
- The mold is in one spot from a known leak that’s been repaired
- The wood and air in your crawl space are dry (wood under 19% moisture, humidity under 60%)
- There’s no standing water or ongoing moisture source
If your crawl space has mold throughout, wet joists, or high humidity, remediation alone won’t hold, and we recommend a full encapsulation.
