Annual Maintenance Plan

For 12 months from the date of signing our Maintenance Plan agreement, Walsh Crawl Space and Structural Repair will conduct a thorough inspection of your crawl space, complete with detailed notes and photographs. Our inspection covers the following areas:

• Ductwork Inspection: Visual assessment of all ductwork, including return, supply, and boot attachments.
• Plumbing System Check: Examination of supply and drain lines for any visible issues.
• Crawl Space Insulation: Visual inspection of insulation to ensure effectiveness and condition.
• Foundation Elements: Assessment of foundation vents, walls, and piers for any signs of deterioration or issues.
• Microbial Growth Detection: Inspection for any visible indications of mold or microbial growth.
• Wood Moisture Testing: Measurement of moisture levels in wood components to prevent rot and structural damage.
• Humidity Monitoring: Relative humidity readings taken in five areas of the crawl space to detect moisture imbalances.
• Drainage System Inspection: Review of interior and exterior drainage systems, including gutter downspouts and roof runoff drainage.
• Pest and Rodent Inspection: Visual inspection for signs of pest or rodent activity to protect your home’s integrity.

• As part of our Annual Maintenance Plan, we also provide upkeep on any systems installed by Walsh Crawl Space and Structural Repair, including:
  • Sump Pumps and Drain Systems: Regular checks and general maintenance to ensure optimal function.
  • Dehumidifier Maintenance: Annual cleaning of condensation lines and replacement of dehumidifier air filters to maintain efficiency.
  • Air Movement Systems: Servicing of any additional air movement systems installed by our team to keep airflow consistent and effective.
  • Vapor Barrier Maintenance: Inspection and maintenance of installed vapor barriers as needed to uphold moisture protection.

  These services ensure that your Walsh-installed systems continue to perform reliably, adding another layer of protection and peace of mind for your home.
