The Finished Product

What Your Repaired Crawl Space Will Look Like

Sagging, soft or sloping floors almost always trace back to a few pieces of framing under your house. Here’s what each part does and what it looks like once we’ve repaired it.

Structure labeled

New block piers

Settled, cracked or leaning piers are rebuilt with concrete block on solid footers, so your home’s weight goes straight down to stable ground. Old brick piers that are still sound can stay.

Girders

The girders, the main beams that carry your floor, are reinforced or replaced and set back on their piers, taking the sag out of the floors above.

Joists

Rotted, cracked or sagging joists are sistered with new lumber or replaced, so your floors feel firm instead of soft or bouncy.

Joist hangers

Metal hangers fasten each joist to the girder, so the joists can’t slip, twist or pull away. For drop joists, the joists simply sit on top of the girders

Bands & sills

Damaged band joist and sill sections along the foundation wall are cut out and replaced, restoring the edge that ties your floor system together.

The Process

How It Works, Start to Finish

01

Temporary Support

Before we cut or remove anything, we set temporary supports under the area we’re repairing so your home’s weight is carried the whole time.

02

Repair & Reinforce

We sister or replace damaged joists, bands and sills, reinforce or replace girders, and rebuild or replace piers on solid footers.

03

Final Walkthrough

We show you before and after photos and walk you through exactly what we fixed.

Safety First

How We Keep Your Home Supported While We Work

Taking out a damaged joist, girder or pier means taking it out from under part of your house. Here’s how we keep everything carried safely from start to finish.

Temporary supports go in first

We set temporary jacks and posts on solid bases beside the damaged area before any framing is cut or removed, so the load is never left hanging.

We lift slowly

Where floors have sagged, we raise them a little at a time instead of all at once, which is easier on the drywall, tile and trim upstairs.

One section at a time

We work in sections, so the rest of your floor system stays fully supported while each piece is repaired.

Weight goes back on permanent supports

Temporary supports only come out after the new piers, girders and joists are in place and carrying the weight.

What to Expect in Your Home

Most of the work happens under your house, not inside it. Here’s what day to day looks like.

We work from outside

The crew goes in through the crawl space access, so we’re rarely inside your living space.

Noise underfoot

You’ll hear cutting, hammering and jacks below the floor during working hours.

Small changes upstairs

The floor may rise slightly in some locations as the structure is supported as we work.

A clear schedule

You’ll know your start date and how many days your job will take before we begin. Larger or messier spaces take longer.

Your Options

Block Piers or Steel Posts

When a pier needs to be rebuilt or added, you have two choices for what holds up your girder. Here’s how they compare.

What We Quote

Block Piers

Our Standard

included in every quote

  • Built from concrete blocks on a solid footer
  • Solid, long-lasting support for your girders
  • Set at a fixed height once built, but can be adjusted with shims

Best for: most homes. This is what we include when we quote new or rebuilt piers.

Upgrade Option

Steel Posts

More Adjustable

costs more than block

  • Steel support posts set on a solid footer
  • Can be adjusted after they’re installed
  • Easy to fine-tune if floors need leveling later

The tradeoff: steel posts cost more than block piers, but you can adjust them down the road.
