Crawl space structural repair pricing in NC
We charge $2,000 – $20,000+ for structural repair in North Carolina, with our average customer paying $12,833. This is a large range, so we’ve broken down the types of problems we see into minor, moderate, and comprehensive below.
Structural repair addresses the footers, joists, girders, and bands that hold your home up, and it’s the solution for sagging floors. A Comprehensive Structural Repair includes replacing or reinforcing the damaged framing throughout the crawl space and restoring support to the whole floor system. Many homes don’t need that much, so we also offer Minor and Moderate repairs. These are more appropriate when the damage is limited, and we at Walsh work to find the most affordable solution necessary. Please see below for a full breakdown of our costs:

What’s included in each level?
Minor Structural Repair. Best for isolated damage, such as a few rotted or cracked joists or a damaged section of band. This usually involves repairing one vertical section. These repairs are targeted and restore strength in a small area.
Moderate Structural Repair. Best for damage across a larger section of the floor system, such as multiple joists plus a weakened girder or failing support posts. These repairs usually span a room. This level usually resolves noticeable floor sag.
Comprehensive Structural Repair. Best for widespread damage affecting the footers, girders, joists, and bands together. We rebuild and reinforce the support system throughout the crawl space so the floors are level and stable.
What drives the price up?
- Number of damaged members (joists, girders, bands, footers)
- Extent of rot, termite damage, or sagging
- Accessibility (very short and tight crawl spaces increase work time)
- Need for new footers or support piers
- Underlying moisture problems that must be fixed first
What does an average cost home look like?
We are used to dealing with damaged crawl spaces, so your home may not be as bad as you think. When we go into a crawl space with structural problems we usually see:
- 1700 sq. ft.
- Crawl space height of 3 ft.
- Floors that sag or feel soft in one or more rooms
- Joists that are rotted, cracked, or sagging between supports
- Support posts that have settled or shifted
- Moisture damage near the band joist or girder
Who doesn’t need a full structural repair?
A Comprehensive Structural Repair is reserved for crawl spaces with damage throughout the floor system. If the problem is limited to a few joists or one section of the band, a Minor or Moderate repair is usually enough. Other scenarios where major structural work isn’t necessary include:
- Sagging in one small area due to a single failed support
- Surface mold or staining on framing that is still solid (this is a moisture issue, not a structural one)
If moisture caused the damage, we’ll also recommend fixing the source so the repair lasts.
